What must I bring with me to tour an apartment?

Valid Government issued Photo ID

What are your application and administrative charges?

Application Fee is $65 per applicant and Administrative Fee is $200

What are your application and administrative charges?

The Gross monthly income must be equal to two and a half times the monthly rent per household. A complete investigation of credit history of each applicant will be made and will require a satisfactory rating.

What is acceptable “proof of income” to sign a lease?

Applicants should provide pay stubs covering the most recent 30 days of income or two of the most recent bank statements.

What happens if I qualify for an apartment, but my roommate does not?

The roommate will not be approved to lease/live onsite.

Is my security deposit totally refundable?

The security deposit is refundable less any applicable balance, final utilities and/or damages.

If I get a job transfer, can I break the lease?

Yes, while we would be sad to lose you terminating your lease is an option. The Early Termination Clause is included in all lease agreements and will outline the protocol for lease breakages.

Can I change to a month-to-month lease plan after my first year?

Yes, month to month is an option offered after the completion of the initial lease term.

Do you accept leases for short terms?

Yes, these terms are offered at varying premiums. Terms may be as short as 7 months.

Am I required to have renters' insurance?

Yes, all residents are required to maintain a renter's insurance policy with a personal liability minimum of $100,000.

Do you offer furnished apartments?

We do not offer furnished apartments. However ask our team about furnishing partners in our area.

Do you offer corporate apartments?

No, we do not.

If something needs to be repaired in my apartment, how do I report it?

Please utilize the resident portal or contact the leasing or concierge desk via phone, email or stop by.

When is my rent payment due?

Rent is due on the 1st of each month.

What day of the month am I liable for a late charge?

A late fee will be applied on the 4th of the month for unpaid rent balances.

Will you accept electronic payments from my bank?

Yes, you may submit electronic payments via the resident portal.

Is there a place where I can pay my rent after office hours?

Yes, the resident portal is accessible 24 hours a day.

There is a person who might be staying with me for a while, is that permitted by the lease?

Guests are not permitted to stay beyond 14 consecutive days.

Do you have reserved parking?

Yes, the office should be made aware and they should be added to the lease as minor occupants.

I have a motorcycle, where can I park it?

In the assigned reserved parking space included with unit rental.

Can I install my satellite dish at my apartment?

Does the property offer on-site recycling?

Yes, items must be taken to the designated area on the first floor. Recycling should not be placed down the trash chute.

Are gas grills permitted at your property?

Is there any additional storage space available at your property?

Yes, there are rentable storage units available in the parking garage. Please contact our office for pricing and availability.

Are residents permitted to paint their apartment?

Yes, but must paint or be charged to return color back to original color upon move out.

Will you accept my delivery packages for me?

The property offers a Parcel Pending parcel locker system where packages are to be delivered. Larger packages over a certain weight limit will be delivered by the carrier to your door. The concierge will accept and log any overflow of packages.
